The enduring rationale for constructing tall buildings in contemporary urban and suburban settings remains compelling, and NLA’s Tall Buildings Survey 2023 affirms this. Height, massing, density, and appearance remain a fundamental focus, but post-Grenfell, there is a new focus on environmental, safety, and wellbeing performance. It is evident in the retrofit vs. redevelopment debate, and the desire for stronger ‘circular economies’ in cities.
Proposers and designers of tall buildings have to respond to these issues in the planning process. There is an evolving landscape of digital tools available to designers to assist with this. Rapid evolution in the application of AI and the Internet of Things (IoT) to built environment tech’ and services, and to city data analysis, will accelerate the evolution of these tools and their capabilities.
